ADU Rules
Yes. Size limits, setbacks, owner-occupancy requirements, and impact fees are set at the state and local level, so they differ from one market to the next. Every ADU Ready™ Report is scoped to the exact address, so you always advise from that jurisdiction's current rules.
It depends on the state. Many states have removed owner-occupancy requirements for standard long-term ADU rentals, while some cities still require it for short-term or vacation rentals. The platform flags the rule that applies to each property.
Maximum ADU size is set by state and local rules and often ties to the size of the primary home or the lot. Detached, attached, and conversion ADUs can each carry different limits. The ADU Ready™ Report shows the maximum allowed size for the specific property.
It depends on the state. Some states void HOA restrictions that effectively ban a compliant ADU, while others let an HOA enforce its own CC&Rs on design and appearance. Where the HOA keeps that authority, a conflict between your permit and the CC&Rs is a private legal matter, not something the planning department resolves.

ADUs generally take a few forms, including detached new construction, attached additions, garage or interior conversions, and above-garage units. Which types are allowed, and what they're called, depends on local zoning. The ADU Ready™ Report lists the types allowed for each specific property.

Running ADU Ready™ Reports then runs on a monthly plan, Core ($99/month, 10 reports) or Plus ($199/month, 25 reports).
